I have a tenant that is blaming me for his wife leaving and all his misfortunes. In his eyes, that Ethiopian famine....me. That Twin Towers thing....me. High School Violence....me again.




He has been late on rent for two months and I am tired of bickering with him over the lease that he is obviously in the wrong about. He WAS a friend of mine and is playing that card to get concessions and I am at the point where I just want him out.




So far he has been late on rent twice, and this second time I am STILL waiting for payment and it is going on the 9th day! At this point I am looking for an out with him and looking for anything in the lease to get him out. I have thought of just asking him to leave....any suggestions?

    I would have to point out first that being late on your rent is sufficient enough for an eviction. Second is to not do business with friends or family.




    I have a tenant that I went to school with and let her in. After she became my tenant, she started to turn into my tenant that complained the most, and she was in my best unit!




    Just be fair with this guy, I would explain to him that the eviction is nothing personal, it would have to be done if you had another tenant as well.

      Whoops, before the comments start flying. What I meant was, if rent is due on the 1st is late on the 5th and eviction proceedings start on the 11th. On the 11th day you can start eviction proceedings just like the leases state. But you cannot accept a dime after the 11th day if you want to evict him for late rent.




      In our state of NC, you can evict for non payments of rent or a lease violation. Late payments between the 5th-10th day is not a lease violation.




      Can somebody expand upon this??

    Friends are Friends and Business is Business




    Always separate the two




    Might be time to separate your ex-friend from the house. Since he "was a friend" you might still approach him and ask for the $$$ and tell him no more. Then if late again evict.
