Investor Open House Tricks

Patt profile photo

The doorbell rings. Your prospective buyer is standing in your doorway. You want your house to appear as inviting as you possibly can. Where do you start?

  1. Show off your hospitality by serving some sort of refreshment. It can be as simple as soda and crackers, or it can be as laboring as baking warm cookies right from the oven with their aroma still lingering in the house. You may decide on coffee because it also adds a welcoming scent to the home.

  2. Turn everything on...lights, a/c or heat, fans, etc. so your prospect will know everything is functional. This will give your guest an added peace of mind.

  3. Make the house feel "lived in". By lighting candles, playing soft music, turning on the t.v., laying some magazines around, or opening blinds and doors.

You will have the prospect begging to stay...and hopefully sign a purchase contract!

    I agree with Patti.

I also like to have several piles, neatly arranged, of things for the visitors to take with them. Every thing has my card on it and the largest print on the card is for my primary web site.

I have local maps, county maps and state maps. I have tons of stuff from the local Chambers of Commerce for the area. I also have several packages of information about my partner and I which are numerous pages printed from our web sites. Again, everything has one of our cards stapled to it.

We also USUALLY have an invitational letter for the visitors thanking them for coming and giving the details of the home. We then tell them a little about ourselves and invite them to our web sites.

This might work to for renting out a unit as well. Thanks for the tip.
