Working with a Head Strong Tenant - Vent Session

Has anybody inherited a tenant, that refuses that is so head strong that he/she wont work with you on your current lease?





I have a tenant that is Section 8. Gov pays all of the rent. The problem is that the tenant has been spiteful when requesting certain items. Certain items being to get rid of a 75 gallon aquarium with only a $300 dollar security deposit. I offered to get her a insurance policy that would protect damages from an accident. The cost of the policy was only 8 dollars.




She never took it. She has also changed the locks on me. And she also has a judgement in her name from not paying a simple late fee.





She also has many male friends over everytime I come and repair some items. Now she is moving out and I am in mixed emotions. Fully paid on time rent vs. bad tenant. Any of these situations happen to any of you?

    Have you tried negotiating with the tenant to work out these problems??




    Sometimes working with a tenant is simply sitting down with the tenant and seeing eye to eye.




    I know your predicament all to well. 100% on time checks is hard to give up.

      I tried working with her on the subject but it is like when somebody is around she doesn't even want to talk, but yet she will call and ask about staying as well. It is confusing.

    Glad to meet you.




    There are more Section 8 people where she came from if you need to go that way.




    I have found that Section 8 people tend to fit your general description of this lady.




    Let her go it is not worth you having any grief over. You will probably sleep better.




    I would tend to try and get renters that are not involved with government programs if at all possible.




    Aqaurium, try a water bed sometime, but that is another story.

    Well it turns out that she is moving out anyway. Oh well, I should be able to rent the place quick before September rolls around. After that, September is a pretty hard month. Sheeesh! Wish me Luck.
