Weekly 15 Hour Investor Schedule

I started working with this schedule in 1994 and did this for 12 months without fail and now I no longer have to hunt for deals, they now come to me.




I get around 3 to 4 deals faxed to me every day, I get an average of 17 calls per day and 48 emails per day.




I call this "OPT" Other Peoples Time. Deals come to me! This will save you time and money!




You may need to adjust to your life style.




Monday


Mail, Fax, or email at least 15 letters to lenders and at the end of the 1st month you will have contacted 60 lenders. You will then start getting lenders to send you their lists before Anybody else. (takes about 30 minutes)




Mail, Fax, or email at least 10 letters to Realtors, Contractors, Real Estate Attorneys, etc and at the end of the 1 St. month you will have contacted 40 Leads producing sources. You will then start getting Leads & business contacts. (‘takes about 30 minutes)




Search Internet sources for Leads (‘take about 1 hour) Study real estate related educational material (take about 1 hour) This I still do!




Tuesday


Spend day networking with realtors, bankers, credit unions, mortgage companies and all others you come into contact with (spend about 2 to 3 hours)




Wednesday


Go through newspaper for homes for rent, FSBO, Homes For Sale, Legal paper listings and searching neighborhoods and drive by. (‘spend about 2 to 3 hours)




Thursday


Court House Research. (‘spend about 2 hours)




Friday


OFF - My Family Day - Wife day




Saturday


Inspecting Properties & Make Offers (‘spend about 2 hours)




Sunday


Inspecting Properties & Make Offers (‘spend about 2 hours)

      Many investors fail by not putting things in order. I tell many of may students if you filing system is the box method you are not organized.




      If you can not find a document in 30 seconds or less you are not organized.




      First step organize your life


      Second step organize your business


      Third step study


      Fourth step set your plan of attack




      And so on. Time management and organization will drive your success in REI much faster.

    John, First, let me say that your 15 hour schedule sounds like a very workable plan.




    My problem is that I get flustered when realtors/lenders ask questions in relation to things that I have never heard of. (i.e.things that were not covered in any of the coursessss


    that I've studied).




    I pride myself on being able to carry on an intelligent conversation,but after 5 minutes with these guys I feel like a babbling idiot!!!




    O.K.,enough venting. My question is: When I contact these people,how do I present myself


    as a knowlegable investor that they will want to do business with?




    Next,I'm not familar with court documents, and


    I can't seem to get any help when I go to the courthouse...........suggestions???




    Next,I am working on less than a limited (if you know what I mean) budget. So I don't have a lot of room for error.




    Please don't think I'm whining,I'm not. It's just that with all I've been hearing about being able to do this business with no money, I just want to do this right.




    I would like to keep in touch as I'm sure I'll have many more questions as I go.

    John--I love your 15 hr schedule and as someone else also asked--in your 15 letters to lenders--what list do I ask them for? I understand that writing to realtors, contractors, attornys etc. I would tell them what I'm looking for and what I do--just not clear about what lists the lenders would supply. Thanks

    I don't mean to sound like a sour apple but, you make it seem so easy it's not...it's a very stressful job really you have people laugh in your face and hang up in your face it's true..

      One thing I learned sweetie, is that this is ONE business that's well worth the little bit of stress that one goes through, I am also new at this very new and believe you me, I am not worried about them laughing at me I expect it but you know what? When you get your first big deal (If you haven't already) you will have 15 to 75 thousand reasons to not let it upset you...



      I'll tell you what IS stressful, going to a JOB where a dictator supervisor tries to belittle you everyday and looking forward to a stinking $300.00 check that's spent BEFORE you even look at it and that is the case for many years for some individuals....



      Keep in touch with me, I am in New Jersey I am getting ready to join a REI investment club if you haven't done so, do it.

    In my mail, fax or email to the lenders, realtors, attorneys etc.. what exactly am i requesting from them ? I love this schedule I'm new to investing and i plan on following it.
