Moving a Lease Option property vs. Land contract?

I have a rental house that has become vacant and I want to do a Lease Option with this property, that was the original plan when I purchased it. I have an "Easy Qualify" sign in front of the house now with an info tube with flyers. I also have a classified ad out that stretches the local metro papers:


"Rent to Own


Avail. Nov. 1st. Bolingbrook


Problem credit OK


3/bd, 1/bth ranch, 1 car att. gar.


large fenced yard, all appliances


Reasonable down payment + $1200. per month moves you in.

Is there something else that I should be doing to market this property? Another type of sign/ad that may work better?





My other property is "owner finance" and has been receiving many more calls. Any idea why that would draw more attention than rent to own?





The owner finance property is my personal residence and there is no hurry on that but I need to move the L/O property!

      Thank You, just my thoughts about percieved value and what other people think about when reading advertising, is it positive or negative in nature.




      Leave the negative advertising to the political guys and gals in their messages. This years election ads contain so much negativity you what to vote for 'none of the above' and forget about it, because 'none' would probably make a better Mayor.




      Always try and think in positive terms when creating a message to the public.

    This one is easy, Rent to Own is for Television Sets, owner financing is for someone that wants to 'own' their own home.




    Problem Credit OK, who wants to admit they have bad credit, this is a negative in the world of advertising. The neighbors, will say there goes the couple who moved in with bad credit, think about it.

    VACANT SOON


    Call owner at


    xxxxx for details.




    Once they call you can sell, rent whatever you want.




    Try adjusting your print advertising to match your sign.

    The description sound like you have an average size sign with lots of writing on it. How is the sign presented in front of your house??

      When I put out a sign it is regular sign that you can purchase at Home Depot or Lowes. I think Natalie can get one of those for cheap. Then in addition to that, she can get signs made up that can be attached to them so it stands out more. What do you think??
