NO NO NO NO NO NO.......yes...

Your going to hear the word "NO" a lot more than the word "YES". Deals will spoil a few days before closing due to complications. Don't sweat it. The thing with this field, is that patience is the most important virtue. Many people don't want to be botherd to hear about how they can be helped. Many just want to work it out themselves. Don't push the issue. Let them go off and try and solve it, but make sure you leave a card. This way, a few days or weeks or whatever before an auction, they will crack and be calling and leaving you e-mails. Even if they don't, move on! The deals are out there, and the one "YES" you get will make up for all the times you hear "NO". A lot of money is to be made in investing. Those who have the patience are the ones who make it big here.

    I made a call to a realtor to ask about a price of a home. It looks really bad on the outside, but it's in a nice neighborhood. He told me the price ($295k). When I told him I was interested in it as an investor, his reply was that he would not sell it to me.

    Would someone please explain how a realtor can decide to whom he will and will not sell it to. That seems really rude!

    Any recommendations, advice, I'd appreciate. Thx!

    I would just like to say that I recently expirienced what birddog1 is talking about. I found a property where the owner was behind on the payments for his 6 unit building for over a yera because his son was sick. I approached him with a creative solution for him to continue to have part ownership in the building living rent free and not lose the property to the bank. Instead of trying to work it out he chose to pretend that everything was going to work out even though when people called to view the property he had listed for sale he would never show up to the appointment. Well he finally called me back to discuss possisbilities but at that point he was within days of the forecluser completing and we were out of time.



    Some people just think that the problems will go away by them selves and not want to hear it until it is too late.

    Since less than 5% of the properties will actually be foreclosed, you can expect a negative response 19 out of 20 times.



    Remember De-nile is not only a river in Egypt. This is the case. Not the exception.

    I've heard it hundreds of times. You need to

    be emotionally detached from the outcome.

    If they ask your help, give it to them. If the don't wish them the best.

    Good stuff birddog1. I'm continually re-learning that you have to become a rhino to be successful in this business...That is, you have to develop a tough hide!
