Every landlord wants a tenant who is going to be around a long time. What does it take to keep the tenant happy in your unit? 1. Initially, you want to build a trusting relationship between yourself and the tenant. Show the tenant that your primary goal is their satisfaction.

2. Make them aware that you will be "on-top" of problems in their unit and get them fixed as soon as possible. This may be especially true if you are renting to a single woman with children.

3. Give them gifts or cards for birthdays and holidays. Do not go overboard...a small surprise is always nice.

4. Offer a discount or a month free if they stay in your unit until their 5 year anniversary!

5. Lastly, be professional and honest with each encounter you have with your tenants. They are paying the mortgage for you!
