Finding The Right Market

One of the biggest obstacles to over come, is where to invest. Some markets are extremely high, others extremely low. FInding out where the next market jump can be difficult to find. A very valuable bird dog, would be able to find out this information, and pass along that type of info to investors. This will help you get your feet wet, finding the market, and finding the deals, exactly what investors want.

    Dear Birddog,



    I have an acquaintance who has recently been told to stop the practice of law. Something about dipping into a trust account.



    This causes her a rather interesting problem cause being disbared does cause snaffles on her upward path. For example, I will not play poker with her, without a full body search prior to commencement of the game. I count my fingers after every hand shank etc. etc. But she is charming and her boyfriend a close friend of my familia.



    Anyway she shows up, cannot get a Real Estate License cause of her little problem with the Bar. Seems they tattled on her to the Real Estate Commision. So now she describes this property that I should buy and pay her a finders fee. In cash, under the table at midnight in a sealed room.



    I check the property excellent and because she requires it, I hand her a check made out to the Escrow Company I have selected. The check is suitably engraved on the back with the usual stuff. To be deposited only, repeat only in an escrow of purchase for property described as blah blah owned by blah blah.



    Off she does, I do not hear from her for a day and I call the bank and stop payment just in case her inner self has started to lead her astray.



    The following day she show up, hands me back the check and informs me the deal is off.



    I check it out and guess what the naughty lady has done. She has flip/flop'd the property and as near as I can see instead of just a finders fee she has made a rather nice piece of change. Cause the flip/flop is to an end user who is moving in.



    What she did is utilize my check for show and tell time at point of offer. Then spun the deal to her advantage.



    I met her for lunch and gave her book and verse on her slightly anti social actions. I suggested that all she had to say was," give me a check to show". I would have complied and wished her well.



    I was very upset, so much so that I got left the table and went to use the loo. This is a very expensive restaurant, the serve bottled water and charge you $5 for the priviledge.



    I stuck her with the check!



    She is now a bird dog on a short lease to herself the investor. And that I think might be your best path to follow.

    Im tired of hearing about feeding the birddogs. Go do a deal yourself then tell us about it.

      That wasn't a very nice thing to say. This website has always been positive and helpful. Birddogs are very helpful to the investor. The negativity in your tone was a bit unsettling. For some, birddogging is the best chance they have of getting into real estate. For others, it's a way to learn. Seeing that you are an experienced investor, why not consider assisting a new Birddog so that going to do their own deal becomes a real possibility...just a thought.

        I wish to add a postscript on my prior comment. First I do not like the name Bird Dog. I prefer something like Real Estate Investment Specialist, or Real Estate Investment Analyist, er something.



        Please do not think I am critical, it is just that the nice lady who has a small ethics problem, is a true unemployable. She must only work for herself.



        As to the lunch. Guess What? She signed my name to the check and left a 30% tip!



        She is really going to get ahead, or beheaded depending on who she meets.

        Okay okay. Maybe it was a bit jerky. But that was like the 3rd very short article written by birddog1 that wasnt very useful. I feel he may just be writing them so he can get points and be in the top posters list. I respect the position of a birddog but most people here aspire a bit higher I think.
