look into Self storage business in your area, with 3 acre of land you can build 45,000sf self storage which has very good return, I have 3 acre property in Central east florida where I am in process of builg 45,000sf self storage.

Suggest you start by looking at the current zoning ordinance to see exactly which uses are permitted by-right (and also conditionally if your property would satisfy any special requirements). Then you can see what your use options are.

Why not tear down the exisiting buildings and rebuild a hotel? Have the demographics changed to a point the area won't support a hotel?
There are many buyers out there for hotels, as well as ground for a hotel.
Lockport is booming?
I don't think there's enough information here to give much helpful advice. Tell us more about location, traffic, other uses in the area.
The motel is not in Lockport. My wife's family is hesitant about disclosing details publicly about the property at this time.
